Best Soundproofing Materials for Hotels in Dubai & Middle East
Which materials actually hold a 5-star acoustic brief, and the order to specify them in so the wall, the door and the window fail together rather than one at a time.
A general manager on Sheikh Zayed Road once showed us three months of guest feedback with the noise comments highlighted. Almost none of them mentioned traffic. They mentioned the door down the corridor at 2 a.m., the neighbour's television, the lift shaft behind the wardrobe and a hum in the ceiling the staff had long stopped noticing. The building had been designed against street noise. The complaints were about everything else.
That gap is the most useful thing to understand about hotel acoustics in Dubai and across the Middle East. Urban locations, high occupancy and dense service cores mean noise arrives from four directions, and a specification written against only one of them will fail the guest while still meeting its own paperwork.
Where hotel noise actually comes from
Four sources account for nearly every complaint, and each one needs a different material.
- Urban intrusion: traffic, construction and city nightlife arriving through external walls and glazing.
- Shared walls: airborne transfer between adjoining guest rooms and from corridors into rooms.
- Mechanical noise: HVAC plant, lift machinery and service areas, mostly low frequency and mostly structure-borne.
- Large volumes: banquet halls and lobbies, where the problem is not intrusion at all but reverberation inside the space.
The first two are blocking problems. The third is vibration. The fourth is absorption. Trying to solve all four with one product is where budgets get wasted.
Why an STC 50+ wall is not an STC 34 product
International hospitality practice puts guest room walls at STC 50+ and internal treatments at NRC 0.85+. Those are assembly targets, not product targets, and the difference catches out a lot of BOQs. No single sheet of anything reaches STC 50 on its own. The rating belongs to the whole build-up: studs, cavity, insulation, board layers and the limp mass layer between them.
SoundBlanket MLV is the mass layer in that build-up. At 2.5 mm it gives STC 30, suitable for basic partitions. At 4 mm it gives STC 34, which is the grade most guestroom walls use. For 6 mm and above, test reports are available on request, and that is the specification premium suites and external-facing walls usually land on. The material ships in 32 x 4 ft rolls, which is 10 m x 1.2 m, so a full-height wall run can be hung with very few seams, and seams are exactly where a mass layer loses its rating. It carries an ASTM Class A fire rating, which is not optional in hospitality work anywhere in the region.

Put MLV behind the drywall on both room-side faces, run it through the ceiling void for inter-floor isolation, and wrap the service shafts. The shafts are the ones people forget, and a shaft passing twelve rooms is a shared corridor for sound whether or not it was drawn as one.
What deals with the hum nobody can name
The complaints hardest to close are the low-frequency ones. A guest rarely says "there is a 60 Hz tone in this room". They say the room feels uncomfortable, or they cannot sleep, and they cannot tell you why. That is HVAC plant, lift machinery and pump vibration travelling through the structure, and mass alone does not stop it, because it was never airborne.
BassBloc is the low-frequency layer, at NRC 0.85, in 20 mm and 40 mm. It sits concealed in wall cavities, ceilings and floating floor build-ups, concentrated in corridors and around plant rooms where the energy enters occupied structure. It costs little at construction stage and is close to impossible to add without taking a finished hotel apart.
A practical rule for surveys: if a guest can describe the noise, it is airborne and mass will help. If they can only describe how the room feels, it is structure-borne and you need damping and decoupling instead.
How do you absorb a lobby without making it look like a studio?
Lobbies, banquet halls and all-day dining are the opposite problem. Nothing is intruding. The room is returning its own sound, and marble, glass and high ceilings return a great deal of it. The target is NRC 0.85 for echo control, reached with surfaces that survive a 5-star interior review.
Fabric wrapped acoustic panels are the standard answer: a mineral wool core with a fabric face, NRC 0.90, in more than 20 fabric finishes, so the panel reads as an upholstered wall rather than as acoustic treatment. The same panel works as a guestroom headwall, absorbing the reflection path between the bed and the party wall. In banquet halls, panel area is the whole game, and the area you need follows room volume rather than wall area, so calculate it before the finishes are locked.
Why the door and the window undo the wall
A guest room wall built to STC 50+ is only as good as the openings in it, and this is where most hotel projects lose their performance. Sound behaves like water: it finds the gap.
EPDM perimeter seals with bottom sweeps close the leakage path at the door frame and the threshold, and combined with BassBloc-reinforced door tiles they take a leaf to the STC 35+ expected of interconnecting doors. The seals matter more than the leaf does. A heavy door with a 6 mm gap under it performs like a curtain.
For street-facing rooms, soundproof curtains in 4500 GSM heavy multi-layer fabric block up to 80% of street noise while also serving as blackout, which in a city that never fully goes quiet is two guest complaints handled by one item. The curtain is a finishing layer rather than a substitute for glazing, but on a refurbishment where the windows cannot be touched it is often the only intervention available.

What to specify first on a hotel project
Work in the order the noise arrives. Start with the party wall build-up, because it is structural, it is repeated across every room on every floor, and it is the only element you genuinely cannot revisit later. Get the MLV grade and the seam detail right there and the majority of your complaint volume disappears before the hotel opens.
Second, the vertical services: shafts, risers, lift walls and plant room boundaries, with BassBloc in the cavities. Third, the openings, seals and door assemblies first and curtains after. Fourth, and only fourth, the public-space absorption, the one layer that can be added to a finished building without rework.
